Frequently Asked Questions

Questions People Ask Before They Commit

If your question is not here, call (262) 384-5969. We would rather answer it directly than have you guess.

Getting Started

Can I start a dealership if I live outside Wisconsin?+

Yes. We work with clients across the United States who establish their dealership using our Wisconsin dealer location. Requirements vary depending on the applicant, the dealership type, and applicable regulations — so tell us where you live and what you want to build, and we will go through your specific situation before you commit to anything.

Do I have to visit Wisconsin?+

Many of our clients have never visited the building. We handle what happens on site — your office assignment, your parking, signage, and mail. If something about your situation would require an in-person step, we will tell you before you pay anything.

What does the whole process look like?+

Five steps: tell us what you want to build, secure your dealer location, complete your business and licensing setup, complete the licensing process, then operate your dealership with the location in place. See the full breakdown.

How long does it take?+

The part we control — securing your location and preparing documents — moves as fast as you get us what we need. The part we do not control is agency review, and timelines there depend on the agency and on whether corrections are needed. We will not quote you a guaranteed date, because nobody honestly can.

Wholesale & Retail

What's the difference between wholesale and retail dealer licensing?+

Wholesale lets you buy and sell with other licensed dealers and at dealer auctions. Retail lets you sell to the general public. Retail carries heavier requirements and different space needs. What each license type permits is defined by the applicable regulations, not by us.

Which one should I start with?+

Most people start wholesale — no showroom, no walk-in traffic, no retail lot, and space is available now at our facility. If your business plan genuinely depends on selling to the public, retail is the path, and we will tell you honestly where availability stands.

What happens if retail space is full?+

You join the retail waitlist. Our team confirms the current status of the retail spaces, and on your first call or email you get the real picture — what is occupied, what may be opening, and what that means for your timeline. If nothing is open, we say so. Join the retail waitlist.

I'm already a wholesale client. Can I move into retail space?+

Tell us you are interested and we will register it. We cannot promise placement or priority — availability depends on our current tenants — but knowing you want it means we can have a real conversation when something changes.

Office, Parking & Mail

Do you provide dealer office space?+

Yes — that is our core service. You get a designated dealer office or cubicle assigned to your company at our commercial facility in Mukwonago, Wisconsin. See dealer office rental.

Is parking included?+

Yes. Designated parking that corresponds to your office is part of the dealer location service — numbered spaces, not a shared free-for-all lot.

Do you receive mail for my dealership?+

Yes. We receive your business mail at the facility, let you know when it arrives, and can forward it to you — which matters when you live in another state. Scanning options are also available. Ask us what fits your setup.

Is this just a mailing address?+

No. A mailbox service rents you a suite number and nothing else. You get a designated office or cubicle, designated parking, posted business signage, mail handling, and the location documentation your application needs from us — at a commercial building we own and operate.

Can I get a business address without a dealer office?+

Yes — that is our virtual office service, and it is a separate offering. Important: a virtual business address is not a substitute for the physical dealer location a dealership requires. See virtual office services.

Business & Paperwork

Can you help form my business?+

We can assist with Wisconsin business formation and LLC setup documentation as part of our optional setup assistance. See business setup.

Can you help with dealer licensing paperwork?+

Yes — application preparation, document organization, and filing coordination. We prepare and organize documents based on the information you provide. We are not attorneys and we do not provide legal advice.

Do I have to buy the setup assistance?+

No. It is optional. Many clients rent the dealer location and handle their own filings, and we still provide the location documentation you need from us.

Can you guarantee my license will be approved?+

No, and neither can anyone else. Licensing approval is determined by the Wisconsin Department of Transportation (DOT) Review Examiner. The State of Wisconsin publishes its own specific licensing requirements under Wisconsin Statute § 218.0116, which you're welcome to review. Our fees are for document preparation and location services. If a company tells you approval is guaranteed, that should worry you.

What if my application needs corrections?+

We work from the information you provide, so accurate and complete details up front prevent most problems. If corrections come back, we will work with you to address them. Reviewing your own completed forms before submission is your responsibility.

Working With Us

Can I speak with a real person?+

Yes. Call (262) 384-5969 Monday to Friday, 8:00 AM to 12:00 PM Central Time. Bob Malasuk, our Vice President, handles client communication himself — no call center and no chatbot.

How do I know this company is real?+

Fair question, and you should ask it of anyone taking your money from out of state. Our facility is at 807 Swan Drive, Mukwonago, WI 53149 — look it up. Call the number and a person answers. Ask for photos of the specific thing you want to see and we will send them.

Are you affiliated with a government agency?+

No. DB Property Management Group Inc. is a private business and is not affiliated with or endorsed by any state or federal government agency.

Do you provide legal advice?+

No. We are not attorneys and we do not provide legal advice, legal representation, or legal counsel. We are a document preparation and location service. You are welcome to consult a licensed attorney at any time.

Do you have reviews or testimonials?+

We are collecting reviews from clients who have completed the process, and verified reviews will be published as we receive them. We will not post invented testimonials — if you are deciding whether to trust us, a fake quote is worthless to you.

Nothing on this page is legal or regulatory advice. Requirements vary depending on the applicant, dealership type, and applicable regulations. For questions about your own eligibility or obligations, consult a licensed attorney or the DOT Review Examiner.
